Am I missing something, would they be in the same place if they had taken their money and invested on their own as opposed to through a partnership/JV or syndication, I hope this question makes sense.I'm gearing up and keeping powder dry to utilize in the near future if the market keeps softening and welcome any information/opinions.

At closing there was about 2" of water in the basement, and today it's dry, so that step is complete.If you have contractors coming to look at it, I'd be wary of any remedies that don't FIRST address the causes; drainage, grading, runoff, etc.

Foundation issues are very common in our area due to expansive soils (bentonite volcanic-ash clay that expands when it gets wet and shrinks when it dries, especially bad in certain locations on the W side of Denver, parts of Golden and Superior).
