There was a roof leak that created water damage on the floor and ceiling (small areas).

The more people there are the more traffic through the apartment the more damage to walls floor etc....I love leasing to people who have small familes i.e. mom dad one kid elderly couples etc....just some food for thought.

I also have a tenant abuse clause in my leases that holds the tenant liable for the full cost of repairs or damage due to tenant abuse.  

They often do more damage than expected, and will not know until those walls are opened up.

I like damaged baths and kitchens since those areas tend to have rot.

The battery back up system has been damaged by water and not replaced.
