It is typically suggested that a former tenant begin the process by writing what is known as a "demand" letter, disputing the amount charged (or kept from their security deposit if that was the case) and either refusing to pay this or demanding a return of what they believe they are owed from the deposit.There is no need for Small Claims court at this point since you are not suing for a return of anything (unless, of course, you two paid the $1000 and wish to dispute doing this).

As for updates for around 5-10k I could do a lot - its just convincing them of it - the main thing is updating the master bath which is probably the most dated portion of the house - rest is fine - i could change the door knobs, and hinges to eliminate the polished brass 80's look for little to nothing.And to the others disputing the finished sq footage of a basement - it is normal where I live in KS and from every other listing I've seen in KC to have the finished sq footage in the basement included in the listing

If you try and circumvent their system, the fines for being out of compliance are levied on a per-day basis.On a positive note, they've run all the slum lords out of town, and yes - they just passed a new resolution over the summer that raises the bar for long-distance owners.

For example, an owner saying he is a framer or knows a cheaper framer, concrete guy, rough plumber ect. and then expecting the contractor to accept the work and continue on with tiling, flooring or drywall ect. the owner's subs, in this situation, will directly affect the contractor's work and most likely will bring them into a dispute if there are issues.

I can also see that you guys have negotiated how the profit will be shared but I must also let you know that for any partnership to be successful hugely depends on how concrete the partnership agreement is and must include  your rights as partners,  how you guys will resolve dispute if any arises and of  course how to terminate the partnership in case of any mishap or uncertainties.

If you do amortized payments, or get an i/o loan and voluntarily pay extra to pay down the balance, the odds of you and the seller/lender having a dispute about something just shot up about 5 fold.
