While a SFR may have less ongoing unit maintenance (one kitchen, 1-2 bathrooms versus 4, one heating system, etc) and less turnover (less hassle of paint/cleanup and finding new tenant), consider the financial impact of vacancy and your risk tolerance to $0 rent coming in if you're between tenants.

I was like thank god2) Then I asked for any updates on yesterday around 5pm becuz I asked/requested them many times to take pics, have a contractor to give me a quote to clean up or estimate the fix up, also have a Real estate broker ready to prepare paperwork to sell the property.

Like I mentioned, I've only charged someone the towel fee one time and it was because they used bath towels to clean up the kitchen (not the guests I want).

If the exterior gives you pause, you might need to check in with the tenants yourself, require them to clean up, make repairs etc.
