@Lynn McGeein, what is the thought process behind using a specified lender?

However, in the past two years with rates going up and the housing prices climbing in our area, even if we do the same process with buying a home, fixing up the basement, renting, etc we'd be a lot closer to just breaking even come a few years time, if that. 

I've been through every kind of negotiation in the process. 

Now that I am trying to get back into the BRRR process the lender that I am dealing with says the lowest amount that they can loan is 75,000 and they could only loan up to 50% of that for the rehab which is about 35 to 36,000.

Florida already passed an anti-squatter law and the process is faster and simpler:Under HB 621, a property owner can request law enforcement to immediately remove a squatter from their property if the following conditions are met:The individual has unlawfully entered and remains on the property;The individual has been directed to leave the property by the owner but has not done so; andThe individual is not a current or former tenant in a legal dispute.
