I'm giving my 2 cents here as a former Cooperate manufacturing Project manager gone Property Manager:I think the pay structure you have currently is an awesome start! 

Currently in the process of remodeling the kitchen What was the outcome?

I'm a flight test engineer by day, currently stationed at Eglin Air Force Base, FL (just across the bay from Destin). 

We currently own some real estate and looking to grow our portfolio.

Bonus points if it also is great for maintenance requests and managing current tenant communications.

I say this even as I believe SFR dips this current year--which means it's a buying opportunity-- because I believe as much as mortgage "demand increases".

I been making calls to houses thats been on the market for 60days or more but nothing is working. is there anyone that is currently doing STR in the FL market that can give some tip where would be a good place to start and what I should expect. 

I've been a realtor for almost 6 months and am currently exploring real estate investing.
