It’s not going to be perfect, and would just go off general averages, however, ai highly doubt those averages are refined enough to get down to niches, such as a home on the lake vs a home four or five blocks away will likely have vastly differeing occupancy rates.I use its general averages as an indicator of whether or not I want to even bother with an area, if I decide to I then go in and find direct comparable homes and gather data from those ones specifically to create a much more accurate projection.

I've had a couple of claims, one on a rental and hail on my primary residence roof, and no complaints.I won't name any of the companies I left, but in one case they had a house in the city with a fire hydrant in the front yard, 5 blocks from the fire station, rated as high fire risk rural.

At high noon on a weekday there are three or more charcoal grills smoking in the front yards of any given block.Two or more cars up on cinder blocks on any given block.Pit bulls in yard with low fences bearing "Trespassers Will Be Eaten" signs.Watch for the crazy cat lady's house.
