—In all criminal cases, contempt cases, and other cases filed pursuant to this chapter, if a party has sold, leased, or let real estate, the title to which was not in the party when it was offered for sale, lease, or letting, or such party has maintained an office bearing signs that real estate is for sale, lease, or rental thereat, or has advertised real estate for sale, lease, or rental, generally, or describing property, the title to which was not in such party at the time, it shall be a presumption that such party was acting or attempting to act as a real estate broker, and the burden of proof shall be upon him or her to show that he or she was not acting or attempting to act as a broker or sales associate.

So I decided to just list it on FB market place with just 2 pictures of the finished kitchen since the rest of the house is not finished in the first 2 days I got 50 replies mostly asking the price since I didn't list one after a week I reposted about the same result I've posted it a total of 3 times probably have close to 120 people that contacted me 2 or 3 that are really pushing for a showing if I don't sell to one of them I will group message everyone for an open house I'd be surprised if I didn't have 15 to 20 people show up for what was free advertisement!

Did you set occupancy criteria for this home.. more people more wear and tear.. figure out what might not meet the application criteria,, and keep advertising and set occupancy level to maximum of 5 people. or 6 but I always do less than average..Also if you pay any utilities they'll have huge impact with that many people..Maybe just ask how many cars... because your limited to only XXX cars per your unit and because you don't have parking for that number of people,, your application can not be approved...

I think it technically falls under the "cannot discriminate based on source of income" , so don't advertise that its "only section 8", but you could maybe choose to only advertise it through the housing authority maybe?
