Assuming they are just starting and may not have the resources to buy a park....Many people make a fine living and invest in individual mobile homes.

I would like to get a job out of college that will help me do this, specifically in the real estate industry.As mentioned, I am a Finance major at the University of Iowa.

I've been a finance nerd since childhood and started investing in rentals accidentally when I moved from Florida to Seattle and started renting out my single family home. 

If the cash is just sitting around, it's a fine idea to pay off your loan if you'd rather not invest it elsewhere, and it'd make enough for you in this property.

There is a fine line between capital gains and business income as a real estate professional licensed and unlicensed in Ontario and if you have a good enough accounting firm backing you, you can get away with business income being taxed vs capital gain on disposal of property.

Kind of a fine line there and if the offer is justified.There was some guru book in the late 80s about firing out low ball offers just to see if something sticks.

So your basically getting your money upfront as opposed to monthly spread out again sounds like a finance numbers game with same results could I be wrong?

Sounds like the "owner" isn't really the owner - at least not without probate.I recommend you consult with a probate attorney and go over the details with a fine toothed comb.
