Isn't the magic number 4 right now?

I’ve reached out to magic, but they seem priced pretty high compared to the cleaning fees I am seeing other hosts charging. 

I am not rubbing on some magic bottle looking to buy a property with no money with the hopes that I have a great outcome.

I have been using DealMachine,propstream,reiskip,text magic,free podio ,and true ppl search for quick skips .I’m wondering if Propelio is better than propstream and reireply .

Also people will calculate the same number differently, just be aware of that and don't try to reach some magical unattainable return that someone was only able to "get" because they didn't factor in management, or vacancies, or capex.

Your LLC doesn't magically shield, it costs excessive time and money.

If you are going to hold onto it for the long term, then as painful as it may seem, doing all the big repairs upfront will cut down on those later (not that other repairs won't magically appear). 

What are the "magic numbers" that make non-renewing a lease okay vs. not okay?
