It is not ethical to go back on your word, your promise to pay, simply because a lender, any lender, the freakin Treasury Department of the United States (if they are sophisticated enough for you), says they will not seek a deficiency judgement against you in the event of default.

I contacted her employer and confirmed that she was indeed full time and she explained to me when she would have the money and claims she will be able to pay her next month rent on time too. she did pay her remaining balance and late fee on the day she promised. now that i have all my money i will send her a notice telling her she is now going to be on month to month so if she has any more rent issues she risks eviction or termination of her lease as this was the last month of he current lease. she is an excellent tenant and her house is spotless, but if she continues having payment issues, i will get rid of her.
