It's definitely worth a try, and you may also learn some inside information while chatting with the neighbors.  

We've found people to generally be willing to chat in the decent areas.

Start calling some cash buyers and make a list if you want, some will take the time to chat with you and may give you some insight here as well.

If anybody is around Detroit or Toledo 21st - 28th March and would like to get together for a chat around real estate investing - please let me know.
