In actuality, we get a notice in the mail saying it will be switched over to us on such-and-such a date(usually 3-5 days).This is great, as it gives you a heads up when tenants are moving out "in the middle of the night".

I do invest, and did get my license to help make it worthwhile for me when I buy or sell on my own, but in order to make up for the prices you have to pay associated around the license itself it's best to have a few other deals than just your own, and market yourself as both a realtor and investor.
