You don't want to look at a rehab project like this:Bought it for 30, fixed the kitchen which adds 10 in value, put in granite counter-tops which ads another 5, replaced the flooring which cost me 10, fixed the roof which cost me 10, replaced the windows which cost 5 but adds 10 in value, so the ARV will be the sum of all of this.

I walked because the restrictions ( requiring approval before leasing) didnt work for me.Actually, there were only a couple of units being rented at the time in the complex which was built in the 70s but the leasing restriction was put in place in 2011.HOA Restrictions actually do make sense for a couple of reasons. 1) Owners take better care of their units than renters.
