Long term goals in mind that I need a track record and capital for! 

I wouldn’t come up and say I am new in the business but if someone ask me I’ll be honest, that may work for some, but not others, it who cares anyways, you won’t get everyone, you want those that will want to do business with you.I will also reiterate that even if you are brand new and some ask you, turn around to a positive, if they say “but so and so has been in the business 20 years and have done many transactions blah blah blah” you can turn it around “you know mr and mrs seller, that is a great agent with a great track record, but don’t mind my asking, they are doing so many deals a month and so and so a year, how much time do you think they would dedicate to your home?”

I am here to learn more about my own personal investments as well as seeking out learning opportunities from like-minded individuals.

If you put $25k in index funds/stocks at least you can liquidate quickly if you change your mind unlike a syndication. 

That said, I'm grateful for the alternatives you present--you're keeping the bottom line in mind, so I appreciate your help in exploring options that achieve the bottom line for the investors. 

But keep in mind, the top of their list is going to be people that they’ve worked with in the past and probably closed deals with.

You will get plenty of offers but bear in mind you'll need a lot more cash to pay off the mortgage and walk away with dollars at closing.

Everything went really well except for the fact that they sold the loan to a hedge fund before closing and the hedge fund's fees were added to the loanguys fees and it all added up quite a bit so I changed my mind at the closing table and used a private lender that is friends with the closing attorney. 

I've found that the more you share, the more you can grow your network and connect with like-minded people.
