My hesitation has always been the image of hassles with renters, knowing the law and unscrupulous lenders and realators.

It's funny how we apply this rule to direct mail and forget it when creating the image of our business.

I'm not sure how wedded you are to this idea but I will tell you there is a bank here in Georgia that has negotiated write downs of the principal and allowed the borrowers to stay in the home.
