Other types of agents will have that expectation that you mentioned (when they send listings that come from other offices), and they might get upset if you go direct to the listing agent for those that aren't from their own office.

As a courthouse buyer, in my area I notice multiple upset bids on more property (currently: 11SP5266, 11SP5458, 11SP5008, 09SP5590, 11SP4690, 11SP1270, 11SP3960, 11SP4578, 11SP3929) than I've seen in a long time.

In my county, they have an accepted practice of the attorney stating the "upset bid" as being the amount the lender expects to see in order to let somebody else get the property; and the attorney's actual bid will be given as "costs", an amount far below the "upset bid" (this practice is used so that the lender does not have to pay additional amounts sort of like commission to the sheriff based on highest bid received).
