I work with house hackers that will buy a 6 bed house and rent each room for 800 and do pretty well. 

There is a ton of information on the internet but I want to hear from other house hackers that have converted their garage, especially in the San Diego/So Cal area.

For my house hackers and rent by roomers: how do you handle maintenance in common areas such as kitchen, bathrooms, etc.?

If you can find properties in areas or condition(s) where you dont have to compete with FHA house hackers deals can still be found. 

I'm a first time house hacker and I'm looking at putting in an offer on a 5 bedroom house that I plan to AirBnB the basement portion of while I build a detached garage and ADU in the backyard in 2023.

I'm a 3 time multi-family house hacker from Minneapolis (2 duplexes and 1 triplex).

House hackers have a big advantage over investors - here's why1) Financing - if an investor needs to get financing on an investment property from a bank (no private money or creative finance) they will need to put 20-25% down and be quoted a higher interest than a residential mortgage.

Common mistake I will see non investor friendly agents make when looking with a house hacker!

I put together a spreadsheet here to help potential house hackers quickly analyze whether or not a property qualifies.There are other FHA requirements concerning which you should contact your local lender, but determining whether or not a triplex or fourplex meets the self-sufficiency rule is a good place to start as this rule will immediately eliminate many properties from your search, especially in expensive markets like ours.Good luck and feel free to reach out to me with any questions as I just went through this process.
