After the last crash, Private Equity companies were doing this with a flawed model so they saw great losses, these companies are trying to use a more refined model however I still see gaps, the big upside is if you gave people the option of using a well known brand like Redfin or using the stranger who direct mailed or cold called you, Redfin will win most of the time over for those who are on the fence or uncomfortable with the situation.

First, I was 21 and uncomfortable spending a lot of money; secondly, it was after 9/11 and I was being sent all over the world ALOT so it didn’t make sense to have an empty house with a mortgage 6 months a year; finally, living next door to my tenants was a great way to get my feet wet as a LL.

But you’ve found NO motivation... so TODAY they might not be motivated, or next week or next month but your marketing and constant contact will insure you are who they turn to when motivation appears I’d suggest other avenues, try whatever is comfortable then also try whatever is uncomfortable.

I personally would be uncomfortable leasing a property that already has a tenant lease in place with the owner (would rather Seller Financing) - but you could make it work if the numbers are good and you get them on your lease ASAP.
