The lower risk areas are the areas are the areas that will then have higher appreciation, as that lower risk is reflective of the higher demand for the asset, and with that higher demand comes higher asset price growth over time.And yes, as you allude to, declining population in Baltimore, (a 70 year trend) is a huge risk of that market, and thus why Baltimore has some of the highest yields in the country.But lower risk markets, with high appreciation due to higher demand, like DC, Montgomery County, are thus going to have very low yields upon initial purchase.

The Asheville CVB and TDA has all the data on this, it's available if you contact them.One interesting trend I remember from 2017 is of the 1.9 billion or so tourism $$ generated in the area that year, the percentage of the pie spent on lodging was decreasing, year to year.

It has been on the market for 2.5 years but he started it at 375K in 2017 and dropped it to 290K in March 09 and 275K in May 09.This building is in my home city and the area is called "Downtown Willoughby" which has become what I would consider a top 5 trendy bar/restaurant area in Cleveland suburbs.
