I would say once areas start to get saturated with tenants they are on a down hill trajectory and will just erode from there. 

I don't want to say it was a mistake, but when you happen to hit the part of the cycle that's on an upward trajectory, I've learned there's very little reason to give your property tax basis away by selling vs. a cash out refi.

I'm doing my due diligence now and trying to connect with any investors or agents with experience in the market, who might have knowledge of the market's cap rates, vacancy rates, economics, growth trajectory and overall knowledge of the different areas and neighborhoods. 

Biggerpockets is an amazing place to network and find people with similar trajectories as you, but it's terrible at vetting people.
