Go search the topic "Lifestyle Asset University" here on Bigger Pockets and you will see a longer thread with a lot of opinions (most are not members) but still worth a read as there are a half a dozen paid members from our group who have commented on that thread.We were formerly called Lifestyle Asset University, but I didn't realize that you couldn't use the word University in your company name here in Utah so we changed our name to Vodyssey. 

I imagine a lot of the reasons will overlap with the previous topic.  

I have much to say about this topic, but here are some key points.- The support is great.

When you do this long enough, you get an idea of what a tester asks about or they start digging.  

This can be a sensitive topic, as many cohosts opt to not be licensed, and as some agents and PM's think the law requires a license for cohosting.

Unfortunately - my current lot for my primary is 1 acre and VERY sloped, and close to a water source (creek), so the county has not even allowed me to permit my downstairs finished basement without an extremely costly renovation to our septic (over $60,000, and that doesn't count demo'ing and replacing our driveway to get to the existing tank and leachfield), and even if I could permit it, it would essentially need to be a treehouse in the redwoods due to the slope (not a bad idea though, I would actually love a livable treehouse on this lot!

Some don't like the idea of a 2nd position lien that is very small and very high on interest rate.
