Hello , I need some advice for a friend of mine - so my friend is being serviced with a eviction notice for non payment, the notice is dated for Jan 1st - jun 1st quoting 5,000$ but her rent has been paid by housing and was up to date which she has proof it’s paid.  

They don't provide tax documents on time, which cause significant headaches. they don't provide proof of cost mitigation studies unless you threaten to sue.I am a seasoned investor and I got duped in their flowery talk.

The most fool proof, rugged, and bombproof locks I've used have to be the Schlage locks that have a physical deadbolt you turn. 

Unless you have photo proof of the condition of the property when you purchased it, they can say it was already there and the judge will give them the benefit of doubt.

At minimum, you could require them to show proof of renter's insurance when the lease begins and then you could call their agent to go over the requirements to make sure you are added.

For example if the rent is $1,000.00 per month they applicant must provide proof of income of at least $2,000.00 per month. 

At the end of the day if someone passes background check and has proof of income it doesn't really matter, but just curious thoughts here. 

For the average investor and accredited, I think honestly small cap growth, deflationary-proof stocks are the right passive investment along with private debt and not real estate in the shortest of terms. 

Question 5: At what point do I need to collect the proof of funds, earnest money deposit and purchase contract from the end buyer?

I will then go immediately into renovations, for which I have proof of funds.
