Hello , I need some advice for a friend of mine - so my friend is being serviced with a eviction notice for non payment, the notice is dated for Jan 1st - jun 1st quoting 5,000$ but her rent has been paid by housing and was up to date which she has proof it’s paid.

Unless you have photo proof of the condition of the property when you purchased it, they can say it was already there and the judge will give them the benefit of doubt.

At minimum, you could require them to show proof of renter's insurance when the lease begins and then you could call their agent to go over the requirements to make sure you are added.
