And much less risk in terms of collections because you don't have to worry about evictions or damages (assuming your property management has the right coverage).And yes, you can easily point to the bust in 08 causing prices to drop or the covid rents coming back down as big changes.

I am a former insurance agent and was presented with multiple certificates of insurance that when I went to verify them they were actually not valid and/or the insurance was not the proper type for the work being done or may not have extended coverage to any workers or employees or contractors they were planning to bring on site to wortk.
