Good value add operators often can create significant value in a few short years, refinance, essentially getting the investors initial cash out...while they stay in the investment earning solid cash returns each quarter (payouts) while a suitable exit price is achieved in the 3-5 year period.

@John Underwood, I couldn't agree more, with everything you've stated.I purposefully set my rates higher on AirBNB, so as not to attract visitors from that site unless I need to.

@Tyler Mullen @Chris Mason @Harjeet BhattiThanks for the responses.The reason why he cannot transfer the deed back into his name or even to a revocable trust is that he will be disqualified from medicaid.Portfolio lending may be an option if he can find a suitable lender but hard money is out of the question, as he'd rather sell then pay those high rates.Does anyone have any suggestions for a portfolio lender that may work for this?
