You will want some things to be sturdy good quality stuff and some things cheap just for show.

I'm not sure if you can do a monthly inspection legally or not but, I would also have animal care agreements in the lease such as...proof of shots for the animal (and all other legal requirements), noise levels, smells from the animal or its waste, and agreements about what is to be done with the animals waste, and rules about where the pest can go, or rules about the animals being on a leash at all times.

I agree I had the right to defend myself (he never came closer,  probably because I had a Brittany on a leash,  although she was busy sniffing the ground and ignoring my panic)...but to extend that right to everyone in the whole neighborhood to kill him ON SIGHT?  

I think this varies by area but my C class rental tenant has a 700 plus credit score.I would keep them on a short leash.

By the way, after the pit-bull incident above, I went straight home and added to my written criteria: applicant can be rejected for turning their dog loose without a leash and/or not having their dog under control.

I've had good luck and do fairly extensive background checks and keep renters on a short leash.

I talked to someone who told me that it is not very sturdy when it comes to heat and hot things being placed on it.  

Unfortunately cats are not typically registered like dogs and they don't have the same regulations for keeping cats on leashes.

It's waterproof, mostly scratchproof and sturdy.

My question i do I go for the full shebang and eat into potential profit or will the extended lifetime of the home and the sturdiness of the foundation be enough to cover the investment?
