If the sponsor has some challenges with credit then lenders who fund them will charge higher interest rates and fees.So in short all of those parameters that you asked about are "typical" but just know that the rate and terms of any multi family loan are dependant on the state of the property and the financial strength and creditworthiness of the sponsor. 

Everyone has their own preferences, for both REI and Cars, but they are based on their own sets of criteria, limitations, and strengths...which you have not stated here...yet.

I know a few that lend in 40 states, 25 states, 37 states, etc.You can expect rates between 7-12%, depending on strength of the deal, leverage, experience, and credit. 

We've been doing REI for about 15 years and our credit/strength is definitely there but even our bank only wants to do a line for about $500k+ which of course we don't really need, so looking for something smaller and better rates.

Go to a few and see which ones you feel better with, get a better vibe to, etc.There are many "bibles" of wholesaling, but not all are created equal, nor will all of them fit your strengths.
