I am too chicken to trust serious money with some stranger that I dont know inside out.... even if it is someone that I know inside out, he/she can still honest mistakes....For, only direct ownership for me....My latest direct ownership is a small condo in a prime location in SF that I bought for $560K... $60K down, rented to a googlite tenant, roughly cash neutral from day 1.....Not "making" any money though....from a cash perspective.....I continue to believe that have a criteria and always be looking LOCALLY will eventually get you the best result longer term...
