In one of my less than stellar moments as a compassionate listener I said: that's because you were already paid.

That being said, if these really are stellar renters and your gut tells you this will help retain them, well $50-$100 is a small price to pay for renter retention. 

However, capital gains tax, selling costs, CA tax at ordinary rates, cost of sitting cash during poor timing and perhaps most importantly, my less than stellar buying ability make it less likely I will sell the 20%... 

I have no debt and stellar credit, but I'm not sure where to start.The whole point here is no-money (or low-money) out of pocket and the ability to move quickly on either good deals or auctions because you're essentially a cash buyer.

DId you find that with these pictures, tenants still wanted to see the unit in person, but were more comfortable with the unit being in a less than stellar shape since they saw through the pictures what it would look like prior to their move in?
