This is related to my earlier post - http://www.biggerpockets.com/forums/52/topics/1349...I'm about to get him to sign an Early Lease Break Addendum stating that we will meet in the middle and he will pay for one of the two month's he is bailing on the lease and damages to the counters which were not easy water stains but probably oil stains and I will need for sure that whole month to get the unit back in shape.

You have a home with a 2-story addition and you want to clean and re-stain the cedar exterior.I have used products from Home Depot and Lowe's to clean and stain decks and wood siding.

I have seen it sanded down also (sand beyond the stain), and once you get that natural wood look back you can then laquer over it with a clear finish.

But let's say a seller says, "oh that, it's really nothing, been that way for a couple years, my Realtor put that in because, technically some moisture comes in under the roof and has caused a stain on the bottom of the roof decking.

Unfortunately, someone did a really bad job trying to refinish them at some point.....looks like they used that "all-in-one" stain/poly stuff and it came out almost black.

Since grout is porous, it might have some organic material soaked into it that the mold could feed on and it could cause stains that might be difficult to remove.
