exit strategy, AKA disposition strategy....listen to @Tony Kim and be sure to work through all the scenarios of the potential/acceptable capital redeployment, so that you have a well crafted road map for your upleg(the replacement property), that realistically works on multiple test properties, so you know it's not just theory.

@Lance Antonio- get pre approved  with a lender that can offer all the  regular type loans as well and the  FHA  rehab/ renovation loans ....this process will  allow you to get your  questions  addresses and  also allow you to get  assistance for some  options that might work for you ....if this process  clarifies you cant do anyhting now  - it  should hel  point out the  things you need to  work on so  you have a clearer road map

It's something that isn't talked about enough.General road map if possible: Buy with FHA, stabilize, after 12mos try to refinance into a conventional product - or investment loan.
