exit strategy, AKA disposition strategy....listen to @Tony Kim and be sure to work through all the scenarios of the potential/acceptable capital redeployment, so that you have a well crafted road map for your upleg(the replacement property), that realistically works on multiple test properties, so you know it's not just theory.

At the end of the day its entirely up to the individual agent with what you produce, EXP is just an amazing road map and guide to get you where you want to go.  

@Lance Antonio- get pre approved  with a lender that can offer all the  regular type loans as well and the  FHA  rehab/ renovation loans ....this process will  allow you to get your  questions  addresses and  also allow you to get  assistance for some  options that might work for you ....if this process  clarifies you cant do anyhting now  - it  should hel  point out the  things you need to  work on so  you have a clearer road map

Love what Joe said I would add that I would consider looking for a good Loan Officer in your area that can draw you a road map for acquiring your first property.

If you do so, it will require a few hours, and you will have an ongoing list of 5+ really good leads on cheaper leveraging options and a road map for purchasing more property.

At least I have a road map to follow through with now and have a goal to set.

Presenting the Seller with the development game plan and making it an exhibit to the purchase and sale agreement provides a road map for the Seller to not only know and be informed of the planned sequential progress of the permitting process, but be able to do something about it if the developer fails to timely perform.The Milestones also provide the logic and basis of the amounts of earnest money the developer pays the Seller.

I think the best thing about the FIRE movement is that it gives people a road map to live life with intention.

It's something that isn't talked about enough.General road map if possible: Buy with FHA, stabilize, after 12mos try to refinance into a conventional product - or investment loan.
