Kevin, I pay 2k per deal.however, I also require a lot of work for that 2k.I require the bird dog to screen the homeowner(make sure they are motivated)retrieve any paperwork I require and have all doc's signedAll I have to do is work the short sale, I don't mind paying out that much simply b/c its helping me manage my time better.And I only paid for successful closes, sometimes I lose them, so no monies paid out to a bird dog for those

The lower the rate, the more expensive the loan... especially when closing a non-owner occupied loan.Please elaborate what fees are included in the $5,000 and what rate you are retrieving from Wells and maybe I can shed some light on this for you.Thanks,

If tenant still have personal belongings in the property they have an additional 24 hours to contact owner/property manager to retrieve items , after 24 hours all items must go on the curb.You can screen a tenant from here to the end of time, if tenant falls on hard times/life events there is nothing you can do to prevent it, just be on top with your paperwork/documentation so you don't lose too much time or money.
