Any of these would allow you to be a GP on the deal eventually adding to your resume as a future syndicator.

Land is not required to get money.The problem comes up during construction loan financing your 1st deal because the bank will ask for a resume of the owner-builder including experience building homes. 

I never rented to college kids but back in the "old days" when the "Ozzie and Harriet" nuclear family was the norm I had 3 people; a couple and a single guy want to rent.

He signed it over, they sold it, and then 6 months later resumed the foreclosure process saying he had no record of that promise in writing.

It's hard for college kids to find meaningful jobs that are teaching life skills or even worthy of a resume, especially with the high amount of competition of the unskilled college workforce.

Make a whole presentation, a resume about you and your experience in this industry, what is your exit strategy?
