Thankfully we were insured and it was covered and restored to good as new, and the original water heater wasn't damaged, just the pipe. 

My best hope is that there will be some semblance of normalcy restored by July 4th, but my gut is saying Labor Day.

Some we have since sold (we hold the notes) & the buyers have restored them beyond what I could $$$ justify.

Some professional restoration contractors have you sign an agreement at the outset saying that the check can be cut directly to the contractor.

The lease should spell out credit of the tenant and if they are responsible for restoring the land back to clean condition for any contamination.Have to look at it more but it seems workable.
