How Old is Too Old?

I own a rental now which I lived in and I am trying to obtain another property this year. Everywhere I read I see that buying an older home is not a smart investment. I just wanted to reach out to the community and see where many of you stand on this issue? I know location matters so I would be looking in the DFW and Tallahassee FL markets.

We have quite a few of them (1820-1830) is our oldest. They definitely all a challenge in their own way, replacing windows in sold blue stone walls is a treat, but the most frustrating issues are amateur rehab/repairs/maintenance over the many years that will haunt you. Especially the electrical & plumbing. Nevertheless all of ours have been rented quickly & those occupying them 'LOVE' the allure of old homes. Some we have since sold (we hold the notes) & the buyers have restored them beyond what I could $$$ justify. Lead based paint is a big issue as is asbestos infused popcorn ceilings.
