The current environment is shifting again. 

I try to minimize what I surround myself with so I can really enjoy my environment.

Be respectful to the inspector and apologetic for the troubles the tenant has caused them and the neighbors.

In time, people started coming to us, trusting that we were the ones who would handle their property with care, respect, and expertise.The result?

Tricky with current interest rate environment, as a refinance makes no sense rn.

I respect architects but they often don't know and/or don't care about the cost of doing things one way vs. another or how a simple choice can have an outsized impact on your budget.

I understand that at a minimum, I HAVE to register in CA since that's where the property is, but the lawyer is indicating that NV's a friendlier environment for Landlords so I should register in NV and just "do business" in CA.My questions are:  Is there a material benefit to registering in NV and then also CA? 

If you are just entering the borrowing environment, then come with as close to a cookie cutter project as possible. 

I take my time finding good tenants that are working and can afford the rent, then I treat them with respect and don't raise their rent every year.

In that respect there are formulas to be mindful of and you should think like the lender when you are analyzing your purchases.At the same time there’s no hard and fast rules or formulas an investor should rely on when underwriting their rental properties.
