If the situation doesn't permit having the title company do it (as in working 100's of foreclosures) then I will at least do my own research at the county clerk's office.Now, I rarely buy title insurance when I buy a property. 95% of the time I end up buying it for the buyer when I resell, so I don't like paying twice.

I always had a good spread between the underlying loan and what I was charging on that loan, and I had the cream on the second that I took.As those loans disappeared from the market I found it more feasible to just buy for cash, and resell on low down-owner will finance deals.

However more and more its dawning on me these days I am seeing the value of all cash's strategy in a slowing RE market.Please someone feel free to correct anything I got wrong as I don't wanna be giving bad info out myself.If you really wanna make money in RE, sell a seminar or boot camp for $700+.

I know what a duplex is but I didn't understand the term residental units 2 I mean even if it is a duplex couldn't I still invest in it and resell it or re-assign it to another investor?

Secondly, to have an IRA fund a portion and you fund a portion requires a lot of things as an IRA owner may not personally benefit from the IRA investments (prohibited transaction), as such, certain requirements must be followed to do such a thing.Also, there was mention of buying, fixing, then re-selling.

If you know your market and you are able to buy below market and re-sell the property, then that is something else.

It brings down my net cash flow down a little bit, but the $4000 is well the worth the spend for future resell.
