If a blind gets damaged, they are likely responsible for the damage.

They can change terms basically at anytime before closing for non-owner occupied - is it good for the reputation - absolutely not - but it does occur.

If the security deposit is not enough to cover lost rent, utilities, and damage, you are welcome to sue in small claims court (which most of us have never done).

I went to someone who was considered a reputable broker and he said he had a great new program.

Our agent seems incredibly stressed by it all, she's spent decades building her reputation which is now being dragged down by this guy but I don't know what she can do.

Worried about no pays or damage?  

I imagine it's higher than a typical single family rental considering it looks like the host usually ends up paying for any damage caused by tenants due to a variety of reasons (tenant refuses to pay, damage happened in a common area and it's not clear what tenant caused it, etc.).- Rental loss - PadSplit claims they collect 97% of rents, but I've spoken to a few hosts who have said that a much larger % of their tenants get kicked out owing $500 or more in back rent that is rarely ever collected - what's your experience been here?

Note investors who think learning from people who scam others out of millions is a good idea and a way to have a good reputation in the space.
