I’ve been practicing my deal analysis by picking a property and going over the numbers (I’m aware that repetition is key so whether these properties are good or bad, it doesn’t matter to me) but I’ve been getting stuck on trying to find accurate estimates for the various categories I have set up.

(IMO) it is excessive because it is repetitive, and it is resoanble for you (and the lower renter) to beleive it will continue ad infinitum.They make carpet padding that might help (how big and heavy ore the kids though, 200 Lb linebackers vs little 5 year olds???).
