A taping knife, sanding block, there you need a drill or impact driver when the hole is large and you need to reinforce the back side with some lumber.A socket wrench and bit set.Allen wrenches can be useful for tightening set screws for towel bars, tissue paper holders, light fixtures etc...but find out if your fixtures are metric or english first.Bottom line, know your property, then work on what you need from there.

It reinforces her positive behavior (quite a pat on the back for her) and may be helpful for the next landlord to see.

@Jeff Spicer , thanks for reinforcing a lot of the motivations for people to rent that many of us tend to forget about (or at least I was ignoring early on).

The main driver of this paradox is only further reinforced as the disparity of wealth exists as it does and grows in this country and the world.

The walls are very thick stone not thin.It doesn't matter if the walls are 10 feet thick of reinforced concrete, they're rendered useless by having glass windows on the ground floor.

However if the tenant is already contacting you then it is already bypassing the PM and you have to reinforce the lines of communication to the pm or decide you will bypass them.

If the doors are simply flimsy sheets of plywood I would replace/reinforce with something that would take some work to get through. 

I agree more on positive reinforcement.  

But when presented as a reward for a specific act we want to encourage, the tenant is more likely to continue doing whatever you are rewarding her for.Gift cards can be an important tool when training tenants and reinforcing good behavior (e.g. reporting a repair promptly, even when the damaged item does not impact the tenant's comfort).This is certainly not to demean tenants -- after all, everyone's been one at some point -- but we can draw many landlording lessons from the training of dogs.
