Said one more way, If you recieved a bid on that sewer line from a contractor (prior to sale) and it said it needed to be replaced and the bid stated it would cost 10-15k to replace.

There are other short sales that take 5months or more- just depends on who the bank is and if the process was already started prior to recieving an offer.Case #2- Seller has no sense- Common sense is actually not all that common.

I don't see how that is possible. in two years you would have recieved gross rents totaling just over half your investment:600$/month X 12months X 2years = $14,400.Now subtract your property taxes and insurance and expenses (inclouding time spent).
