Most investors get confused with Accounting for the books and Accounting for the Tax.For instance, I deal with the books (A/R, A/P, Closing Entries, and the likes) and I work closely with the Outside Accountant (usually CPA/tax accountants and sometimes Auditors).

You can also contact a RA who knows the area you're interested in who can help you with the analysis/do it with you.

How do you get ra financed?

I've spoken with RA a few times before and have seen them at local REI events. 

While I get the ra ra pat on the back approach, part of BP is also learning what works and what does not what is easier and what is very difficult. 

If all you want is ra ra its all good then I guess that's your purgative.. but there is some pretty experienced folks on this site and its just about trying to be fair and balanced.. not be like the gurus who espouse many methods of RE that are no longer tolerated relevant or legal.
