@Patrick Forelli  Really it's a question for a good real estate attorney to address.The main issue I see with the proposal is that typically conventional lenders don't loan to LLC's. 

If you are negotiating a seller financed deal, I'm happy to run a few models for you to evaluate different proposals.

What you are proposing won't be attractive the owner right now, but also since it's currently leased to you, not a ton of other people will want to take over real estate with the bar tenant.

Hui Doug,I have some questions about this.[1] Large bank; would I be likely to speak to a "Decision Maker" about selling the loan, or would it be more of a "proposal type bid" and then need to go to a Committee or EVP of XYZ in some other city to make a Sell decision (???)

This was actually the second time such a bill had been proposed.

In the H.R. 3936, Built in America Act, it was proposed to extend the 100% bonus depreciation until January 1, 2027.

From what I'm seeing proposed in any of my areas, I'm dropping all my agents like it's hot except my two that get quality off-market properties.

Did they finish the job close to the timeline they proposed?
