Hey @Amit Garg happy to help out with this as I'm pretty familiar with the various programs in Canada, as I've built quite a network over the past 10 years with investors across Canada and hear a lot of things.I think it would be best to jump on a call and talk about it.Without knowing more about you and your goals, it's hard to give a recommendation.

I have an STR in Niagara Falls and it does pretty well based on the purchase price. 

You can still achieve it, but finding deals that actually pencil out on all criteria (low enough purchase price, low enough renovation cost, cash flows on the backend, all cash out at refinance) is pretty hard.

Secondly, tiny homes promote a minimalist lifestyle, encouraging reduced consumption and a greater appreciation for experiences over material possessions.

But to start with MF that seems like a pretty heavy lift for these folks.Of course you can teach theory but then you have real estate reality..  

There are plenty of deals in Philly on and off-market from wholesalers, who are pretty decent in Philly compared to other places.You will need to get your GC license here and learn the permitting process and necessity here as well.

We have small earthquakes pretty much daily (many are imperceptible to us) but they take their toll on structures.

I have a pretty large emergency fund in place for those properties, but I wonder if that capital could be better employed elsewhere (potentially acquire another property).  

Some can actually be pretty cheap.
