In our largest listing, we have a triplex with a total of 11 beds and 10 baths with each bedroom set up to be potentially rented by the room (electronic lock on each bedroom door, and most with a private bathroom).

My concern with declining values, increased inventory and a weaker economy would lower rental income and could potentially put me into a negative cash flow situation.

So it's not really "extra coverage" for a landlord, but rather a setup that can potentially create problems and less coverage.

It can come from a personal investor who will negotiate terms, or potentially a piece of the equity.

Out-of-state investors love it out here because of the low barrier to entry, high rental demand (your house is not going to sit vacant), and lots of growth potential in areas that are going through revitalization, among other things.
