This would be illegal where I'm from and if the deal didn't work out and it went to court you'd be paying the $ back plus interest and court fees.They only owe you the security up front... and the rent on the 1st day of possession.

The data I've seen suggests that two-word cities with a possessive noun in the name (regardless of whether it's incorrectly spelled with an apostrophe or not) have returns almost 73BPS over surrounding areas.

@Harry Williams and @John Underwood, if it is obvious people will eventually redeem and I will never get the property, I send a strongly worded letter by regular and certified mail telling them I have the tax sale rights including the right to possession.

If there is anything about the condition of the property that is not good, they agree to report it to the Landlord within 3 days of taking possession of the property.

What's the terms of your agreement; how many days do you have to assign your contract, what happens if you don't find an assignee, do you have a legal and air tight assignment agreement, are you legal (not acting as an agent), is there real consideration, how much and who is holding it consideration, do you have a built in extension in the event you don't close in time, do you have right of possession durning contract period, what showing arrangement do you have?

Other problems I have with 4-plexes in Las Vegas:• Cash based tenants tend to have relatively few possessions so they can "load and go", nothing is anchoring them to the unit.
