Sticking with the theory of making thins simple and fool proof......any one have thoughts or suggestions

Let me ask you this question, could you pick any of the following walking down the street:Andrew Florance, Carrie Wheeler, Bruce Flatt, Robert Reffkin, David Nunes...Put it this way, if you cannot afford a full-time attorney on your payroll, you do not need to have a complex legal structure. 

A simple example I have used before illustrates this point.  

My first question is do I pick a good, better, best system that costs from less to more $$ and do I justify the more expensive energy efficient system to grab a little higher rents since tenants will save money.

They usually cherry-pick fire and safety related items from new editions of the building code that just can't wait, in their opinion.

I've considered switching my profile back to just "investor" for various reasons, so I guess I'm not your typical agent on here aggressively looking to pick up new investor clients (although I'm happy to help of course).

But owning 29 houses seems to be an easy number to self manage so I think I’ll hold off on buying anymore and keep it simple with what I have.

From what I see all the people answering to me here (and there are so many) are just coming against and refusing to agree with my simple statement: "a landlord is not above the law or norms by its personal choice or presumed capability to judge what he don't know" or as well "a landlord cannot deny or miscarriage a service to a stranger without a known valid reason and at the same time pretend to be operating professionally or loyally to the moral"Basically I'm telling if you are not able to do your business correctly it would be better to find someone else than you, mainly when your ideas about "squatter" or fair treatment are coming from ignorance or completely invented. 

If it doesn't pick up by mid-January, you are priced too high.You have WAY too many photos and they are almost all bad angles and not helpful.

So I added the double grounds.Sometimes you have to pick your battles.
