Just by suggesting that Covid was being overhyped and the "shot" was untested, I lost a few "friends" (one is a very noted physician) that “only people who are just like you matter and are worth knowing."

NAR undoubtedly sees the writing on the wall and are trying to hold on by spreading all of this FUD about wholesalers being the worst people on the planet.For the same reasons that physicians are licensed.

I have had many clients receive denial letters and one of the worst scenarios was a married couple who were both physicians putting down 30% (only 20% down pmt was required by board) and they had plenty of $ in reserves.- Alteration agreements: Some co-ops have strict rules around who can work on the rehab (i.e. licensed, bonded and insured GCs) and what type of work can be done on the unit.Pros to co-ops:- Some desirable buildings rarely have units hit the market: there is a lot of pent up demand for these!
