The consideration then is the incremental cost of adding to that mailing.With regard to mailing to distressed situations only, I find that the obvious candidates, pending foreclosures and bankruptcy etc. leave out a large segment of the distressed homeowners who don't even consider that they have options in this market.

With a pending tax sale, the owner will lose the home, so if the numbers make sense for you to pay the $19k, plus X amount for rehab, plus X amount to seller, then go for it.

If the lender is a large bank, the property will likely have to hit the MLS, but just arrange with the listing agent that it goes pending immediately and your offer is submitted to the bank.
