I do a good amount of lead gen, part of the reason I am successful, and I’ve started listening in for folks who may have distressed properties or pain points that require a lower sales price.

I personally know a handful that bought from MI and the issue wasn't simply lack of due dilligence, it was creation of false leases, appearances of rehabs performed, rent checks that came in against no tenant placement, all which signal fraud (@Tyler Jahnke 's infamous post on BP).

I also noticed that I need to get a permit to run airbnb in Indiana which is less painful than the restrictions in Illinois.

Look at it as an ounce of pain or a pound of regret..you're not going to win every offer and every prospect isn't going to check out.

I've dealt with six or seven property managers in PA in the past, (for 14 years), and this is the first instance I've ever received this pushback.

ADU was the biggest hype last decade and a huge disappointment for many, especially in CA. 1- big pain in the a$$ to get approved and then built. 2- super expensive in CA.3- often it reduces the value of the main home on resale, because most people want a normal private home and not some white elephant with a weird back cottage or no garage due to ADU.
